Section 8 Notice
Whether you are a Landlord or a Lettings Agency we have solutions to help you manage your property portfolio.
This notice is suitable if you are looking to evict your tenant on any of the 17 Section 8 grounds. Most commonly used in the case of rent arrears but used in many other circumstances.
To to use this process for rent arrears your tenant must be at least 2 months in arrears or 8 weeks if paid weekly. The tenant can be evicted before the end of the tenancy, not like with the Section 21 process. It only takes 14 days for this notice to expire and then you can proceed to the court possession stage if required. However, there are down sides to using this process so you may decide to just use the section 21 process to just get possession and apply to the small claims court later for the rent arrears.
