Accelerated Possession Tenant Evictions is our core service. We offer a lower cost alternative to landlord and tenant law solicitors and other legal 'evictions services' you find on the internet. Our pricing is very transparent. We provide an administrative service not legal advice, but don't let legal jargon fool you and lead you to pay high costs for a process which is based on administrative skill. We find the claims we prepare are dealt with very quickly due to the way we package all the documents as it leaves very little for the Court to action themselves. You pay £75+Vat (£90 in total) and we will complete the relevant stage for the 'Section 21 Accelerated Possession Process' without you needing to do any of the work yourself. If your property is managed by an agent we will happily deal with them directly. For stage 1 we must have the initial instruction from the landlord or if you are the agent we will want to see a copy of your agency contract with the landlord to show the authority to act. For stage 2 and 3 of the eviction process anyone can instruct the work however, on all occasions the paperwork will be sent direct to the landlord as an agent cannot make a claim to the County Court on the landlords behalf therefore all paperwork must be signed by the landlord. As a landlord you have the right to take back possession of your property irrespective of the reason. It could be due to rent arrears, criminal activity, other issues in relation to a broken tenancy agreement - it does not matter what the reason is. As long as you have followed the rules you are required to follow and have all the paperwork in regards to the tenancy then the County Court under the Section 21 Accelerated Possession process has to provide you with a possession order. This is not like the section 8 fault based possession process where the possession is not guaranteed.

Lettings Helpdesk is a new concept we have recently launched to the public. We have been testing this service with a small group of loyal customers for over a year now and are now ready to open this to everyone. The Lettings Helpdesk service is aimed at landlords who would prefer to keep a relatively hands off approach to their rented property however does not want to work with an agent or deal with the day to day running of the property. We will deal with the direct contact with the tenant, preparing new tenancy documents, organising maintenance call outs, collecting rent and much more. The Lettings Helpdesk Plus service is for self-managing landlords with a portfolio of properties which need more specific work carrying out. We provide landlords with the administrative and telephone support that an in-house member of staff or personal assistant would do but only when needed, which keeps costs to a minimum. As long as it is related to the property portfolio and we can do it from our office we are happy to carry out whatever work is needed. Our work in the last 12 months has ranged from screening new potential tenants, carrying out referencing, preparing the documents for new tenancies and renewal of existing ones, contacting tenants to arrange periodic inspections, maintenance visits/issues, HMO legislation research for particular council areas, discussing breaches of the tenancy, dealing with local housing schemes in relation to placing tenants ...... and the list just goes on! For landlords who have very large portfolios with multiple agents involved our service can act as a 'middle man' between you and the agents so you only receive calls from us not numerous companies, our portfolio landlords love this option.
